Summary/Objective The role involves managing the property and addressing issues that arise. The candidate must live on-site and have solid knowledge and experience with standard California Apartment Association (CAA) forms and agreements, with proven ability to complete multiple time-sensitive processes accurately. Essential Functions Knowledge of standard CAA forms and agreements. Enforce occupancy policies and procedures, addressing violators. Collect monthly rents and make bank deposits. Achieve financial objectives by collecting rents, creating receipts, analyzing variances, and initiating corrective actions within Property Management Software (AppFolio). Report and update management about upcoming vacancies and major or non-routine issues. Obtain authorization for non-routine repairs, changes, or improvements. Be aware of government policies concerning rental discrimination. Enforce house rules. Arrange and supervise routine repairs or services. Schedule and oversee changes and repairs for re-rental. Report late rent payments. Serve eviction notices as authorized. Advertise and show vacant units for re-rental. Coordinate and host Open-House events as needed. Move-in/Move-out Duties Organize move-in/move-out inspections and walkthroughs. Greet potential residents, show apartments, and assist with applications. Coordinate tours with potential residents. Plan and communicate scheduled move-in/move-out inspections, applications, and leases. Maintenance and Porter Duties Survey buildings and grounds daily, reporting issues immediately. Respond promptly to tenant repair issues and work orders. Serve and communicate notices to tenants when necessary. Perform minor maintenance tasks such as changing bulbs, cleaning common areas, and yard work. Assist in scheduling and overseeing major repairs with contractors and vendors. Communicate weekly with the corporate office regarding repairs and vacancy status. Experience Requirements and Qualifications At least 4 years of on-site property management experience. High school diploma, GED, or equivalent. Bachelor’s degree or equivalent experience preferred. Experience with AppFolio software highly preferred. Proficiency in Microsoft Outlook, Excel, and Word. Experience managing affordable housing properties and supportive housing. Willingness to live on-site is required. Professional communication and interpersonal skills. Strong organizational skills and attention to detail. Reliable transportation for occasional travel. CA Fair Housing training certificate required; can be completed after hire. Knowledge of property maintenance and physical upkeep. Bilingual abilities preferred. Compensation Hourly pay based on work performed, with discounted rent for on-site apartment. Job Type: Full-time Pay: $20.00 - $27.00 per hour Expected hours: 40 per week Benefits include 401(k), dental, health insurance, paid time off, and holidays.
